This industrial building renovation is the first of two envisioned phases for Haiwan’s Civic Center, a small city near Shanghai. Working with a limited budget and zoning constraints, JSA proposed an L-shaped scheme linking the existing building to a new wing while creating a courtyard for community use.
Original Site Condition
The project’s existing condition consisted of a building of curious design situated along the side of a large open plot. Though the building required extensive structural reinforcement and a complete interior and exterior refurbishment, the design brief and local authority required that it be re-used. The building’s quirkiness set the tone for the overall design concept, which sought to seamlessly blend the old and with a newly proposed wing and community plaza.
